Zephyr works with developers to find projects that will suit the needs of our investors. We are looking for projects in Qualified Opportunity Zones that are entitled and are being built by developers and general contractors with long and successful track records.
Projects we are most interested in are multifamily or mixed use in the Los Angeles area, particularly in and around Downtown LA, Hollywood, Koreatown, and North Hollywood. We are particularly interested in projects near public transport links and which are already entitled.
Developers who wish to offer QOZ tax benefits for their investors on their existing and upcoming projects, or roll gains from one project into a new project also may be eligible for a sidecar fund. In this scenario, Zephyr manages the fund and ensures tax compliance over the 10 year hold period while the developer manages the project.
