Qualified Opportunity Zones offer unique benefits to developers and investors. In addition to raising money for Zephyr Fund I projects, Zephyr offers a bespoke Qualified Opportunity Fund set up service. Developers can use this to have a fully formed QOF and prospectus for a specific project or a group of projects. Investors can use bespoke QOFs to roll over gains into a fund they control and can use to invest in projects they choose. Structured correctly, once investor money is rolled over into the fund it can be held as working capital for 31 months. This gives developers the ability to roll their gains over from one project to the next or hold investor money until projects are entitled, and it gives investors the flexibility to look for investments for a longer period of time and not be rushed into making a decision.
